PROPERTY MANAGEMENT SERVICES
All our clients are given a login to their own Landlord Account where the following information can be accessed:
Up to date set of accounts and statements, access to contractor invoices so you can see we do not mark-up any costs to you - 100% transparency on costs and all important tenancy and property documents such as Gas Safety Certificates, and contracts.
VIEWINGS, AST'S AND DEPOSITS
The team advertise your property online, undertake viewings, obtain offers, reference tenants, draw up tenancy agreements and register tenant deposits. All tenants have access to EPC, Gas Safety Certificates, How to Rent Guide and Deposit Certificates.
The inevitable will happen and something is going to need fixing, replacing, sprucing up or maintaining. Our expertise is invaluable and we will recommend whether it is more cost effective to replace, fix or secure. We bear in mind the tenant's needs vis a vis the landlord's cost to ROI when considering maintance jobs.
RENEWALS & EVICTIONS
Our team contact tenants early enough to re-let the property as soon as the current tenancy ends. We also renew contracts as tenants often to extend their agreement. Evictions are rare but can happen and we will ensure you are Section 21 Compliant to evict tenants when necessary.
Our software allows us to rent receipt and proactively manage arrears. Our bookkeeping team manage rent collection, paying contractors and utility charges to ensure every landlord's accounts are up to date.
COMPLIANCE / HEALTH & SAFETY
